Miami Marriott Biscayne Bay is a high rise hotel in Miami, FL. The building is constructed with a reinforced concrete frame and was built around 1982. Prolonged leakage through the 5th floor plaza deck resulted in damage to structural slabs, beams, and interior finishes. A waterproofing program was implemented to address the leakage. The work involved removing all the topping elements to expose the membrane, and replacing the membrane and expansion joints. The opportunity was taken to renovate the plaza at the same time the waterproofing was replaced including installing new pavers over pedestals, turf, and renovating the pool bar. The repairs were completed in 2024. The hotel remained in operation during the repairs.
