This project is a mixed-use residential and retail development that included the renovation and reuse of the courtyard level and below grade portion of the existing circa 1987 structure. The office towers were removed above the courtyard level. The remaining four below grade levels are of post-tensioned concrete construction and were originally designed to incorporate a 6-theater cinema, two level health club, and an over 1000 space parking garage. The theatre space was converted to a conference center in 2008.
The new project’s scope for the renovated below grade areas included a new/reconfigured health club, large retail space(s) for potential grocery store(s), parking garage, and building support areas. Structural modifications (including slab removal, new columns, transfer girders, and reinforcement) were necessary at these areas. The new above grade scope included at-grade retail on Wisconsin Avenue and new multi-family residential floors surrounding three new landscaped courtyards.
The residential incorporated five levels of Type 3A construction, 500,000 gsf with a new concrete transfer slab at the eastern half of the project and eight levels of post-tensioned concrete at the western portion of the project.
